5 Hidden Places Mold Loves to Grow in Your Home

West Coast Environmental Testing6 min read

When most people picture a mold problem, they imagine dark spots spreading across a bathroom ceiling. But in more than 25 years of inspecting Southern California homes, we can tell you the mold that does the most damage is the mold you never see. Here are the five hiding spots where our inspectors find it most often.

1. Inside Wall Cavities Behind Plumbing

A pinhole leak in a supply line or a slow drip at a shower valve can feed mold inside a wall for months before anything shows on the surface. The first clue is usually a musty odor or a slight bubbling of paint. Thermal imaging and moisture meters let us confirm what is happening without opening the wall.

2. Under Sinks and Behind Dishwashers

Kitchen and bathroom cabinets trap humidity, and small leaks at trap connections or dishwasher supply lines often go unnoticed. Pull out what is stored under your sink every few months and look for warped cabinet floors, dark staining, or a damp smell.

3. Attics With Poor Ventilation

Roof leaks are only half the story. In many Valley homes, bathroom exhaust fans vent into the attic instead of through the roof, pumping warm moist air onto cold framing night after night. The result is a slow bloom of growth across the sheathing that homeowners almost never see.

4. HVAC Systems and Ductwork

Condensation inside air handlers and ducts creates a perfect environment for mold—and the system then distributes spores to every room in the house. If allergy symptoms get worse when the air conditioning runs, your HVAC system deserves a close look.

5. Under Flooring After Old Water Events

That dishwasher overflow from two years ago may not be finished with you. Water that migrates under laminate, engineered wood, or tile can stay trapped long enough to establish growth that outlives the memory of the spill itself.

If you can smell mold but cannot see it, you do not have a small problem—you have a hidden one.

What to Do if You Suspect Hidden Mold

  • Do not open walls or disturb suspect materials—that can spread spores through the house.
  • Note where and when you notice musty odors; patterns help pinpoint the source.
  • Skip DIY test kits—they detect the mold that exists everywhere and cannot tell you if you have a problem.
  • Schedule a certified inspection with air sampling and independent lab analysis.
