Municipal water meets federal standards when it leaves the treatment plant, but contaminants can enter through aging service lines, home plumbing, and fixtures. The only way to know what is coming out of your specific faucet is to test it.

Our standard panel covers lead, copper, bacteria (including E. coli and coliform), nitrates, chlorine and its byproducts, hardness, and pH. Expanded panels for heavy metals, pesticides, and PFAS are available depending on your concerns.

Nothing complicated—our inspector handles proper sampling technique, including first-draw samples for lead testing. We simply ask that the faucet being tested is not used for several hours beforehand for certain panels; we will explain everything when you schedule.

Not necessarily, but the odds are significant: most U.S. homes built before 1978 contain some lead-based paint. The older the home, the higher the likelihood. XRF testing tells you definitively, surface by surface.

Intact, undisturbed lead paint is a lower risk, but it becomes hazardous when it chips, chalks, or is disturbed by renovation, or on friction surfaces like windows and doors that generate dust. Testing identifies where the risks actually are.

Federal law requires disclosure of known lead-based paint in pre-1978 rentals, and California imposes additional obligations. A professional lead report protects both your tenants and your liability.

Because they would be grading their own work. Industry guidelines and most insurance carriers call for independent third-party verification. As a testing-only firm, we have no financial interest in the outcome—our clearance means something.

You receive a clear explanation of what failed and why—elevated spore counts, remaining visible growth, or moisture that has not resolved. The remediator addresses the deficiencies inside the existing containment, and we retest. You should not pay the remediation balance until clearance passes.

After remediation is complete but before containment barriers are removed and before any rebuild begins. Testing at this stage means any failure can be corrected without redoing finished work.
